Arrange access
Make sure the assessor can safely reach the rooms and relevant heating and hot-water systems. Mention locked areas, tenants, pets or access restrictions when arranging the appointment.
Gather useful records
If available, collect information about boiler replacement, insulation, glazing, extensions or renewable systems. The assessor will decide which evidence is relevant and can be used in the assessment.
Leave the home as it is
You do not need to carry out improvements to prepare for an EPC. The assessment records the property’s current features. Do not open unsafe or inaccessible areas; tell the assessor about them.
Allow enough time
Visit length depends on the property’s size, layout and complexity. Confirm the expected duration and certificate delivery timing when you book, especially if you have a sale or letting deadline.
After the visit
Review the lodged EPC and recommendations. An EPC is an energy assessment rather than a structural survey or gas/electrical safety inspection.
Information is general guidance and does not replace current official advice. See the official EPC register and GOV.UK EPC guidance.
